BUILDING ASSESSMENT REPORT
Technical inspections of buildings, habitability, functionality, accessibility and energy efficiency
During the useful life of the building, different pathological processes can occur in them, the most serious of which affect the safety of the building. Due to the above, the Technical Inspections of Buildings arose, which are currently complemented with aspects of security, habitability, functionality, accessibility and energy efficiency, giving rise to the current Building Evaluation Report.
Bureau Veritas offers, among other services, the realization of the Building Evaluation Report, taking advantage of its experience and knowledge accumulated in building during the last 50 years in Spain.
¿QUÉ ES EL INFORME DE EVALUACIÓN DEL EDIFICIO?
El Informe de Evaluación de los Edificios (IEE) es un documento en el que se acredita la situación en la que se encuentran los edificios, al menos en relación con su estado de conservación, con el cumplimiento de la normativa vigente sobre accesibilidad universal, y con el grado de su eficiencia energética. La Administración urbanística puede requerírselo a los propietarios de inmuebles ubicados en edificaciones con tipología residencial de vivienda colectiva, según un calendario establecido.
NUESTRO ENFOQUE
Bureau Veritas ha establecido una metodología genérica para el desarrollo de estos trabajos que requiere de un profundo estudio caso a caso para adaptarse al problema específico que se nos plantea. Se realiza mediante el desarrollo de los siguientes trabajos:
- Inspección del edificio en los aspectos solicitados: toma de datos y recopilación de la información disponible.
- Estudio y análisis de los resultados obtenidos. Evaluación de la conservación del edificio, las condiciones básicas de accesibilidad y la certificación energética del edificio.
- Redacción del informe de evaluación del edificio y de la inspección técnica del edificio: conforme a lo regulado por la normativa autonómica o municipal correspondiente así como de acuerdo con lo indicado en la legislación nacional aplicable (Ley 8/2013, Real Decreto Legislativo 7/2015 y el Real Decreto 233/2013).
